Barn Cottage in Brayford (Devon) is situated on the South end of a large former farmhouse on the edge of Exmoor National Park. The cottage offers peaceful holiday accommodation for up to 4 guests in one of the most beautiful parts of the country. North Devon is a perfect setting for a relaxing and sightseeing holiday, with nearby beaches, woodlands, moorland walks and quiet rural towns - ideal keen photographers, artists and for all the family to enjoy. Sleeps up to 4 guests in 3 bedrooms Bathroom with bath and overhead shower. One double bed and two single bedrooms Beautiful south aspect views across the gardens and countryside beyond Fabulous area for walking, cycling, photography Oil-fired central heating throughout - £30 included Bed linen provided Wifi available Towels available for a supplement of £3 per person Cot and high chair available Well behaved dog welcome (strictly 1 maximum, sorry no exceptions) for a supplement of £10 Arrival from 3 pm Departure by 10 am A short set of steps lead up to the entrance of the cottage and into the kitchen. A couple more steps lead into the living room with a dining table, which features beautiful South aspect views across the gardens and the wonderful countryside beyond. The cottage sleeps up to 4 guests in three bedrooms; one double, and two single bedrooms. The family bathroom is comprised of bath, overhead shower toilet and hand basin. A former threshing barn has been turned into an indoor badminton court next door the Barn Cottage which guests are welcome to make use of. The other side of the ‘Badminton Barn’ is the main house, and there is another holiday property to the East which sleeps up to 5 guests. The Badminton Court and the gardens are shared with the other cottage. One well behaved dog on a lead is welcome by prior arrangement (strictly a maximum of one, sorry no exceptions). A supplementary fee of £10 added to your invoice. Dogs are welcome but please do not allow them on the furniture, in the bedrooms or leave them alone in the property at any time. No dogs under 12 months old. Electricity is included in the weekly price. Barn Cottage has oil fired central heating throughout. There is a ceiling of £30 on the cost of oil provided by owner. Oil used above £30 per stay will charged at cost price - to be settled with the owner directly at the end of your stay, if applicable. Barn Cottage is available for week-long bookings. Short breaks leaving on Saturday morning, or long-weekends starting on Saturday are also available outside of peak season. The cottage will be ready from 3 pm on the day you arrive. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests. Barn Cottage is strictly non-smoking. Local amenities The nearest town for groceries, fruit and veg shop and butcher is South Molton, which is approximately 7 miles away. Nearest village shop is Bratton Fleming. Sainsbury's offer a home delivery service in this area.

The kitchen has been fully renovated for 2022 and is fitted with an electric cooker and hob, Washing machine, dishwasher, fridge, freezer and microwave. Other equipment includes toaster, kettle, cookware, a variety of kitchen utensils, cutlery, crockery and glasses. A television (with Freeview)is provided in the living room, and Wi-Fi is available in the cottage. A high chair can be provided on request, please let us know at time of booking if you require this. Cot also available on request. The family bathroom is comprised of bath, overhead shower, toilet and hand basin. Bed linen, duvets and blankets are provided. Towels can be provided if requested and upon payment of a supplementary fee of £3 per person (one bath towel and one hand towel would be provided per person). Cleaning materials such as washing up liquid will be present in the property. Electricity included.

Guests are welcome to enjoy the gardens as much as they would like to. There are fabulous views of the surrounding countryside from the garden and walks through the woodland area. Ideal for picnics. Barbeque available on request. Plenty of room for peace and quiet outside. Also plenty of room for games of football and outdoor games. Walks down to the river. Fly fishing upstream, both sides of river.

This is sheep farming country so we request that dogs are kept on leads round and about. There are pleasant walks down to the river and around the house and up the lane and down into the village.

The region
+ MoreThe parish of Brayford is situated on the south-western boundary of Exmoor and includes a part of the National Park. Brayford is in a highly picturesque location, bounded by green fields and woodlands, and situated in a steep sided valley, with the River Bray running through the ...middle of the village and acting as a focal point. The River Bray rises on Exmoor, near Challacombe, and tumbles down to 470 feet above sea level where it flows through the village, then joins the River Mole south-west of South Molton, and finally the River Taw which eventually sweeps through Barnstaple to the sea. The hills are populated with livestock as this is well known sheep and cattle country, and the famous red deer of Exmoor are commonly seen too. The nearest pub is the Poltimore Arms, a short drive east from the village. This is the "local" pub and sometimes provides food. The Station Inn at Blackmoor Gate and The Black Venus at Challacombe are well respected and reliable restaurants/pubs.
Barn Cottage in Brayford is ideally situated for exploring Exmoor, the lovely North Devon beaches, National Trust properties lovely gardens open to the public, including the R.H.S. Garden in the South-West at Rosemoor. Also near interesting little market towns, e.g. South Molton, Barnstaple, Bideford. Good theatres at Barnstaple Queen's Theatre, The Plough at Torrington and The Landmark Theatre in Ilfracombe. Ilfracombe has many interesting features and Lynton and Lynmouth are lovely little places near the sea. Wonderful walks along the coast and inland. The cottage is above the village of Brayford and is a peaceful retreat! We have one mile of trout fishing upstream of the bridge, which is quarter of a mile walk down the lane from the house.
The surfing beaches are Croyde, Saunton Sands and Woolacombe - all about 15 miles from us. These are lovely sandy beaches too and Saunton Sands and Woolacombe particularly are excellent for swimming. Croyde is good, too, but has currents in the sea. The nearest beach is Combe Martin,10 miles. The North Devon Coastal Path is delightful and small chunks of it can be walked. Details in the cottage. Exmoor is where you may see wild ponies and deer and walk along the rivers. Very pretty villages, e.g. Withypool, Dulverton, Exford, Simonsbath. Also Porlock, Minehead.
