Rockford Cottage is a 5-bedroomed property overlooking the picturesque East Lyn River, in the quiet hamlet of Rockford in Devon, near the pretty coastal villages of Lynton and Lynmouth. Formerly two cottages, it's well-suited to families or groups of friends and is also pet-friendly.
Rockford Cottage is a characterful, stone built, double-fronted cottage. It was once two smaller properties that have since been combined to offer holiday accommodation for groups of up to 9 guests. The ground floor offers spacious reception rooms, but the first floor is maintained as two separate sleeping areas with their own bathrooms, therefore ideal for two families wanting to holiday together. On the first floor on the 'living room side', there are two bedrooms; one king-size double bed, and a twin bedroom . The bathroom has a bath and separate walk-in shower. In addition, all the bedrooms also have their own sink.

On the ground floor: Entrance hall complete with grandfather clock. Kitchen-dining room equipped with an electric oven and induction hob, dishwasher, large fridge-freezer, microwave, kettle, toaster, Nespresso coffee machine. Plus a wide selection of cookware, crockery, cutlery and glasses. The dining table can easily seat 8. Patio doors open onto the rear terrace overlooking the river below. Sitting room complete with wood-burner (logs and kindling available to get you started) and TV. (The TV is not “smart” but has a Sky box with entertainment subscription and most streaming apps. You can also connect your own firestick or Apple TV). Downstairs cloakroom comprising toilet with hand basin Utility room with washing machine, dryer and an extra fridge for drinks On the first floor: One set of stairs on 'kitchen side' of the cottage leads up to three bedrooms; one king-side double bed, a twin room, and a single bedroom. The bathroom comprises shower over the bath. Another set of stairs on the 'living room side' leads up to two bedrooms; one king-size double bed, and a twin bedroom . The bathroom has a bath and separate walk-in shower. In addition, all the bedrooms also have their own sink. The cottage is heated by electrical storage heaters downstairs and standard electric heaters upstairs, which can be adjusted to suit your preferences. There is an electric “wood-burner” in the kitchen-dining room that warms the room quickly. The real wood-burner is is the living room, please make sure children are supervised when the wood-burner is lit. Bed linen and towels are included. Free wifi. Two travel cots, highchair, stair gate and bed guard for the single bed available to use if required.

There is a large enclosed garden comprising three patio/terrace levels to the rear of the property, complete with two sets of table and chairs for dining outside should you wish to. The patio overlooks the East Lyn River below and is enclosed by glass panels or metal railings. Note, there are steps between the different levels of the terrace, so children should be supervised. Gas BBQ available to use provided it is cleaned after use. The local pub, The Rockford Inn, is just 50 metres from the front door across the road, they are family-friendly and serve good food (booking advised).

There are four exits from the house The two front doors on the living room and kitchen side respectively , open to the street and there are the patio doors from the kitchen and the door next to downstairs cloakroom that open to the patio and garden at the rear.

The region
+ MoreExmoor National Park straddles North Devon and West Somerset. Rockford is just inside North Devon, only a couple miles from the Somerset border and within Exmoor. There is lovely pub serving good foor in Rockfrod, the Rockford Inn - just a few metres down the road from the cottag...e. The next nearest village is Brendon, which also has a local pub, The Staghunters Inn. Rockford is not far from the coast and there are a myriad of fantastic walks, lovely beaches and interesting places to explore nearby! The nearest amenities are found in Lynmouth and Lynton, or in the opposite direction is Porlock. Lynton has a range cafes, restaurants and pubs to choose from, there are two mini-supermarkets, a bank, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway between Lynmouth and Lynton. Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive. Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, art galleries and a range of independent restaurants, shops and tea rooms. The larger towns of Minehead 14 miles, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, banks, etc.
EATING OUT – A FEW TIPS The Rockford Pub opposite offers standard pub food with great local beer from the barrel. Its child and dog friendly but we advise booking in advance especially if you are big group and they also offer some takeaway items as well. One of my favourite walks (45mins -1hr) is to the Blue Ball pub on Countisbury Hill, you go down the river from the cottage towards Lynmouth but before you reach Watersmeet take one of paths signposted to Countisbury Hill. The Stag Hunters in Brendon is also within walking distance, but we recommend you check closer to time whether they serving food to non- resident guests. For something more foodie we’d recommend the Exmoor Inn, Simonsbath, again definitely worth booking for dinner but also a great spot for walks and lunch stop. the Black Venus in Challacombe is also very good for lunch or dinner. In Lynmouth, The Mariners pub was good when we went and the Esplanade fish and chips is our favourite take away after walking the river. In Lynton, The Oak Room does great authentic Spanish Tapas and Charlie Fridays is a fun place for lunch or coffee and cake. It’s a good idea to book for dinner anywhere you decide to go. Also most recently , there is the Kensington Steakhouse, it's priciest option but the locally reared steak is one you'll remember. A little further afield but an ideal if you are coming back from day at Woolacombe Beach, is the Pyne Arms in East Down - EX31 4LX / 01271 850 055. There’s also the National trust cafes at Watersmeet and Malmesmead.
Where to start! First see Walks and Beaches Wild swimming in the River Fly Fishing Cycling and Mountain Biking , electric ones can be hired locally. Horse Riding - there stables 5mins from the cottage. For kids , there are loads of attractions Watermouth Castle - quirky almost victorian style amusement park Exmoor Beast - greta local zoo Combe Martin Wildlife & Dinosaur Park - another great zoo with Dinosaurs to be continued
Walks / Hikes There numerous walks from the front door. The classic one being the river walk to Lynmouth (1.5 hrs) with a stop halfway at Watersmeet. There are also several routes to Countisbury Hill that begin along the river but then take up onto the moor and the sea headland. You can also drive or walk upriver to national trust cafe at Lorna Doone Farm , Malmsmead made famous by the R .D Blackmore's novel Lorne Doone. Beaches Close by Lee Bay is on the coast road reached through the Valley of Rocks from Lynton. This beach is rocky at high tide with sand becoming exposed at low tide. There is a picnic site above the beach with a toilet block. Lee Abbey overlooks this most attractive sheltered corner. Woody Bay A beautiful rocky cove is backed by steep, heavily wooded cliffs, there is waterfall and a victorian tidal pool. A little further afield - ie day trip If you want lifeguards , sand and surf Woolacombe is about a 40mins and Croyde is 50mins. Broad sands Beach between Ilfracombe and Combe Martin is stunning and an on sunny , you might think you are in Thailand. This area with its many hidden sandy coves is ideal for paddle boarding. Another "Lee Bay: Beach near Ilfracombe, is also great spot for paddle boarding and snorkeling.
