The Granary is a detached barn conversion sleeping up to 4 guests (+ travel cot) in a peaceful south facing cottage, overlooking the Exmoor countryside. The Granary has a 4 star Gold rating from Visit England and has been deemed perfect for families, cyclists and walkers!
The property is finished to a high standard and is comfortably furnished and well-equipped. Entering through the boot room with ample space for shoes and coats, you find the open-plan living space with charming beams and exposed stone wall at one end, three south facing windows look out over the farm and surrounding countryside. The living space has a lounge area with solid oak floors, TV with Sky, Freeview, DVD player, and a CD player. Wifi is available throughout the property. Superfast broadband recently installed. The kitchen and dining area is well-equipped with electric cooker and hob, a microwave, fridge/freezer, dishwasher and washing machine. Downstairs are two double bedrooms, both with en-suite shower room with toilet. There are also some highly productive free-range hens and Indian Runner ducks on site too, plus Red, Fallow and Roe deer are often seen on the farm as well. There is also the option of taking your horse on holiday. Please note: There is little or no mobile phone signal in Luxborough, however you can obtain some signal a short drive up the road. Wifi is available in the property at no extra cost and there is a landline phone at the farm that you can use on request. *Security deposit* A security deposit of £60 is required when booking this property. This will be added to the total price of your booking, and will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure. The Granary is situated in close proximity to Harthanger View and Mill Cottage, which is are two other holiday properties, sleeping up to 4 and 6 guests respectively. Each cottage has allocated parking facilitates and the outdoor areas are separate and enclosed. There is space for 2 cars. Arrival and departure The property will be ready from 3 pm on the day of your arrival. Please depart by 9.30 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests. Changeover days The Granary is available for short breaks and week-long bookings. A travel cot and high chair can be provided, please request this when you make your booking. Please note, only a bottom sheet will be provided for the cot, other bedding will not be provided. Electricity and heating costs are included in the price of your accommodation. The Granary is fitted with oil-fired central heating. The bedrooms have underfloor heating, it is a warm property! Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. A small amount of tea, coffee, sugar and milk (and cake!) is provided to ensure you can have a hot drink as soon as you arrive. Cleaning materials such as washing up liquid, dishwasher tablets and washing powder will be present in the property. One or two toilet rolls will be provided for each toilet. Sorry, dogs are not permitted in The Granary. The Granary is strictly non-smoking.

The enclosed patio is directly outside the property and is accessed through the French doors from one of the bedrooms, there is patio furniture and barbecue provided. EV charging point now available! Equestrian facilities - available to guests on a DIY basis from March through to the end of October The farm has direct access to excellent hacking including the famous Coleridge Way bridle path. What better way to explore the local countryside than on horseback? The farm offers modern stabling facilities in a newly converted American Barn. There is a wash down area and large secure tack room with drying facilities. Individual turnout paddocks can be provided and hay and straw is included in the price. Charges are £20 per night per horse for stabling and turnout.

The region
+ MoreThe Granary is situated on the outskirts of the pretty village of Luxborough. The Royal Oak Inn serves drinks and good food, approx 1 mile away. Wheddon Cross (approx 5 miles) has a newly refurbished mini-supermarket, Post Office facilities and petrol station with good opening... times. Roadwater is also has a local shop and pub which serves food. Dunster is also approx 4 miles, but in the other direction, this wonderful medieval village is really worth a visit, it has lots of shops, restaurants, tea rooms and a village shop. Minehead is the nearest town, approximately 7 miles away. Here you will find the larger supermarkets and petrol stations (Tesco and Morrisons are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town. Tesco, Sainsbury's, Waitrose as well as Cook from Taunton will deliver.
The village pub, the Royal Oak serves good food and drink. It is one mile away and can be reached via a footpath. Shut Mondays. Further afield the Valiant Soldier in Roadwater has a comprehensive menu. Reeves in Dunster and Woods in Dulverton would be our fine dining recommendations but get quite booked up. There is a lot of choice in Dunster for lunch and tea.
Dunster castle and its gardens are worth a visit. We are close to the coast so opportunity for sea fishing, fossil hunting, walking the south west costal path or simply sitting on the beach. Nearby is Wimbleball lake offering activities such a canoeing. Minehead is the start of the West Somerset Steam railway, not to be missed. The moor is on our doorstep. A number of local companies offer safaris to see the deer, ponies etc. The area is littered with bridleways so wonderful for off road and on road cycling a well as walking and horse riding. You can bring your horse on holiday with us! We are a mere 20 mins for West Somerset and Minehead golf club. A little further to the infamous Saunton Sands and Westward Ho! courses.
There is lots of lovely walking from your doorstop. You can join the Coleridge Way at the top of the farm. The area is littered with footpaths. A local map is provided. The south west costal path is nearby. Minehead provides the best local beach for a hot day. Dunster is the nearest a mere 10 minute drive away. Kilve, a little further away is a dream for fossil hunters. Further afield are the infamous Devon beaches of Wilacombe, Ifracoombe and Sauntons Sands.
