The Roundhouse in West Anstey (Devon) is a beautifully positioned, south-facing former threshing barn, which has now been converted to very comfortable holiday accommodation for up to 6 guests plus baby. The large, almost circular, living room has superb views across the surrounding countryside
Set in a 13 acre smallholding on the Southern edge of Exmoor, The Roundhouse in West Anstey (Devon) is a delightful rural retreat, well-suited to families looking for a 'get away from it all' break, as well as walkers and cyclists. Sleeps up to 6 guests (plus cot) One downstairs king size bedroom with French doors to the terrace. Beautiful oak sleigh style bed with orthopaedic mattress. The entrance hall provides space for coats and boots, and then opens directly into the light and airy newly fitted kitchen. The utility room (with separate washing machine and tumble dryer) and a shower room (comprising shower, toilet and hand basin) are located on the ground floor. A couple of steps down into the ground floor king size bedroom, with french doors which open into the garden. A few stairs lead from the kitchen area up to the superb 'round' sitting room with dining area. The large windows overlook the garden and make this a lovely room to relax in, whatever the weather. The wood-burner gives a cosy atmosphere in the cooler months. The sitting room is also completed with TV/DVD player, as well as plenty of books, DVDs and games, and a stereo with iPod dock. Upstairs are two further bedrooms and bathrooms, one a double bedroom with en-suite bathroom (bath, toilet and hand basin). The third bedroom is a twin and the family bathroom off the hall has a bath with hand-held shower attachment, toilet and hand basin. There is another small 'bedroom' off the hallway, which can be used as a baby bedroom and a travel cot and changing table are provided here. Electricity and heating costs are included in the price of your accommodation. Central heating is fitted throughout the property and there is a wood-burner in the living room. One basket of logs and some kindling will be provided. Bed linen and towels are provided for your convenience. Please bring outdoor/beach towels if you wish to take them with you on day trips. Up to two dogs are welcome by prior arrangement, for a supplement of £20 per dog. Please do not allow your dogs on the furniture or in the bedrooms. Wifi is available at no extra cost.

The garden at The Roundhouse is enclosed and private with fine views of the surrounding countryside. There is a lawned area as well as a paved terrace with outdoor seating and table, where you can enjoy an al fresco meal or drink with beautiful views over to Dartmoor on a clear day. The owners live in the property next door (not attached) which has separate access and outside areas. They are always happy to show guests around the smallholding, where they keep free range chickens, sheep and pigs. There are also several beech copses to explore, as well as a dedicated 'conservation' area where you are able to quietly relax and observe the wildlife. Wildlife seen on the property includes tawny owls, badgers, roe deer, buzzards and red kites.

+ MoreWest Anstey sits just outside the southern boundary of Exmoor National Park in North Devon. Dulverton (in Somerset) is approx 5 miles (15 minutes drive). It is a beautiful town on the banks of the River Barle, known as the southern gateway to Exmoor and it is also home to the h...ead quarters of the Exmoor National Park. Dulverton is well equipped with shops including Post Office, butchers, bakery, fish & chip shop, greengrocer, late-opening supermarket, art gallery, hairdressers, guns and fishing tackle shop. There are also a number of quality boutiques, interesting gift shops plus a handful of lovely restaurants, tea rooms and pubs. South Molton is around 10 miles away and is an interesting and lively country town, with a good selection of shops and pubs. Thursdays and Saturdays are market day with a local market in the historic Pannier Market hall, as well as a busy livestock market. Barnstaple is the regional centre for North Devon and offers a more comprehensive selection of commercial, retail and leisure facilities, the famous Pannier Market and Butchers Row is worth a visit– excellent for both meat and locally caught fish. Exmoor provides a great base for walking, cycling, horse riding and exploring. There are also opportunities to play golf at the famous Saunton Sands Golf Course or to visit a number of outstanding gardens such as those at Marwood and RHS Rosemoor. It is also the place for anyone who just wants to relax and enjoy the peace and tranquillity of the North Devon countryside. West Anstey is within easy reach of Tarr Steps, The Chains - a wonderful place for the experienced walker, the Tarka Trail, the North Devon coastal path, Woody Bay and the Valley of the Rocks as well as Lynton and Lynmouth. The beaches of Saunton, Croyde and Woollacombe are less than an hour away. There are a number of local National Trust properties nearby including Knightshayes, Dunster Castle and Arlington Court.
There are a number of lovely pubs nearby providing food and drink after a busy day. The London Inn at Molland can be reached via a lovely 90 minute walk from the property (or a 10 minute drive!) and serves delicious home cooked traditional food. The Masons Arms at Knowstone serves Michelin starred food a 15 minute drive away. Woods Bar in Dulverton, a cosy traditional pub serving stunning locally produced food and a vast selection of wines has been the Good Pub Guide's National Wine Pub of the Year every year from 2011-2018. The Bridge Inn in Dulverton is a warm friendly pub serving tasty food and welcoming muddy boots and dogs. The Tarr Steps Inn and the Royal Oak in Winsford are great bases for walking. Tea shops and cafes are plentiful, including the Tantivy, Mortimers and the Copper Kettle in Dulverton, and Bridge Cottage Tearoom in Winsford. Further away you can find the tea room at Watersmeet National Trust in a beautiful setting by the river. Croft and Cottage are a local Exmoor company providing home cooked food delivered fresh to your door. They also sell frozen ready meals which can be found in the Tantivy shop in Dulverton. Other food options locally available are Tong Dam, a Thai restaurant in Dulverton offering eat in or takeaway, and the Fish and Chip takeaway in Dulverton. Tiverton, South Molton and Barnstaple offer a wide variety of food and drink venues.
Walking: The Exmoor National Park is right on your doorstep, with a vast selection of beautiful walks of all distances, including right from the doorstep of the Roundhouse. A number of walking guides are provided in the sitting room of the Roundhouse. The Two Moors Way passes just a mile to the East of the Roundhouse, whilst the Tarka Trail and South Coast path are not far away. Cycling: Exmoor is an excellent base for both road cycling and mountain biking. Horse riding: West Anstey Riding Stables is a local riding stables less than 10 minutes drive from the property, offering hacks out over Exmoor. The Exmoor Pony Centre offers taster riding sessions for children as well as hacks for more experienced riders. Beaches: Beautiful sandy beaches with great surf are less than an hour away, including Croyde, Saunton Sands and Woollacombe. All of these have surf and paddle board tuition/hire centres. Outdoor adventures: Wimbleball Lake has an activities and watersports centre. Channel Adventure based in Minehead offer various activities including paddleboarding, coasteering and bike hire. Swimming: Local swimming pools can be found in Tiverton, South Molton and Barnstaple. Gardens: Rosemoor RHS Garden and Marwood Hill Garden are both less than 50 minutes drive away. National Trust: There are some beautiful National Trust properties nearby including Knightshayes, Arlington Court, Dunster Castle and Watermill and Watersmeet. Museums & Heritage Centres: Dulverton Heritage Centre and Model Railway Tiverton Museum of Mid Devon Life South Molton Museum Barnstaple Museum (reopening summer 2019) Wildlife watching: There are a number of companies offering wildlife safaris and photography experiences on Exmoor, particularly during the red deer rut season in October. Other: The Quince Honey Farm - A family attraction including a bee exhibition, gardens and a large soft play. The Exmoor Pony Centre - a small charity centre with ponies to meet and information about the breed. Also offering taster riding sessions and activity days. Exmoor Zoo - A great family day out Lynton & Lynmouth Cliff Railway - the UKs only fully water powered railway, connecting Lynmouth at the bottom of the cliff with Lynton at the top. The Lynton and Barnstaple Railway - narrow gauge railway and tea rooms at Woody Bay Station Combe Martin Dinosaur & Wildlife Park The Big Sheep - Family attraction with rides, displays, animal petting, outdoor play areas and soft play.
