Bailiff's Cottage, near Wheddon Cross has recently been beautifully restored to a high standard; it is built from local stone with Cornish slate roof tiles and boasts oak joinery throughout as well as luxurious bathrooms and kitchen. Peacefully situated in a tranquil and private valley, it's an ideal location to enjoy the beauty and activities of Exmoor.

Security deposit
Added to the balance payment is a £300 security deposit, this will be refunded after your stay unless the owner discovers damage to the property or its contents after your departure.  

The cottage is available to be booked from Saturday to Saturday during the high season. The rest of the year the cottage is also available for short breaks (minimum booking of 3 nights).

Entrance to the property is via the utility/boot room which has ample space for coats, boots and also also houses the washing machine and tumble dryer. There's also a Belfast sink. 

A couple of steps lead up into the kitchen with large dining table in the centre. The kitchen is well-equipped with high quality timber painted kitchen units and includes a 6 hob electric cooker, microwave, fridge, freezer and dishwasher. There's ample crockery, cutlery, glassware and cookware provided.

The sitting room has its own external door to the garden, and the window overloosk the gardens at the front of the cottage. The wood burning stove is a main feature of this room, and provides a cosy feel in the cooler month. Large TV with Sky, DVD player, and a selection of books, games and DVD's are also included.

Across the hall is a second smaller sitting room with sofa and a second TV (also with Sky). This sofa can be used as a bed for flexible sleeping arrangements if required, please request this at time of booking. Free wifi is provided. 

There is also a cloakroom on ground floor with WC and wash basin.

Upstairs there are three bedrooms. The master bedroom has a King-size bed, en-suite shower, and separate en-suite WC and hand basin. Bedroom 2 has a super-king-size bed which can be separated into twin beds upon request (please request this at the time of booking).  Bedroom 3 has a standard size double bed (4'6). Luxury towels and linen are included. 

The family bathroom comprises a roll top bath, WC and hand basin.

Water is sourced from the farm's own spring. 

The cottage's under-floor heating and hot water are provided by a biomass boiler which is run on wood from the farm.

Included in the price for your stay is: electricity, hot water, heating, wood for the wood-burning stove, Sky TV, broadband internet access, all bed linen, towels (beach/swimming towels
are not provided), kitchen tea towels. 

One dogs is welcome, there is no additional charge for your dog.

The property is approached by a private drive, which is gated to enclose the garden. The drive crosses a small ford, and leads up to the front of the house. 

The gardens are large and include a sunny South facing terrace. It's a peaceful and private location with secure garden.  Storage is available for bikes if required.

The owner lives next door, their garden and property is totally separated.

Being on Exmoor, there are plenty of opportunities for walking and mountain biking and the owner can provide maps, etc in the cottage.

The Cottage is also about a 10-20 minute drive to different lakes and rivers for those interested in sailing, canoeing, kayaking, fishing and other water sports.

The village of Wheddon Cross is 5 minutes away by car and has a family pub, mini-supermarket with post office counter, fuel and ATM.

Dulverton village is 15 minutes away in the opposite direction, is good for breakfast, lunch or dinner and a smooch through the antique and local shops.

Medieval Dunster is 15 minutes away, it's easy to while away a whole day there, do not miss Dunster Castle, and there are lots of shops, plus several cafes, pubs and restaurants to be explored too!

5 minutes away is the small hamlet of Bridgetown which has a pub, it's family and dog-friendly.

Minehead is 25 minutes away and has as Steam Train Railway where  train trips to Bishops Lydeard run through the day. Also this is the main shopping town for the bigger brand supermarkets and banks etc.
